Over the years both old and young have heard this time tested saying from their either their parents and peers - "If you are thinking of buying property to make a quid, remember the formula…Buy one block back from the beach or 3 miles (now 6ks) from a CBD"

Wise words from a bygone era that in practise still apply today. However there is a twist, particularly on the Gold Coast where the divide in the local property market is becoming more defined.

As the city grows the need for a truly centralized CBD is evident. Robina Town Centre is increasing its reputation as the heir apparent to the tired old, ill planned Southport and it’s hard to get in and out of location.

It's not a new phenomenon, most cities have decentralized their old CBD out of necessity ease of access and future economic viability.

With that in mind the question is what will happen to real estate in general around Robina Town Centre?

Well as it stands most of the useable land is allocated. Existing residential properties are enjoying good returns, commercial take-up is moving ahead, and local and state government bodies are looking to establish a presence in the area. This will reflect a boom mentality on suburbs that fall within the old 3 mile (6km) radius investment adage, therefore Mudgeeraba, Tallai, Worongary and Bonogin will evolve into high demand locations.

These areas have always been renowned for their laid back quality lifestyle. Many Gold Coasters do not realize that these suburbs are home to many of our original founding pioneers and their families. Features of these suburbs include big blocks, plenty of green space, and old fashioned family values. Mudgeeraba in fact, has just won the ‘Friendliest Town in Queensland’ award.

One would think these suburbs are grossly undervalued. They have a unique mix of multiple zonings including residential, park residential , rural, rural agricultural, catchment area, state forest and national park. That mix does not exist anywhere else on the coast. From mega mansions with views to the coast and hinterland, to 10-20 acre private estates, horse friendly acreage, 1acre lifestyle blocks, to heritage listed properties and local village. Importantly, they are all within 3 miles (6km) from the future dominant CBD of Robina Town Centre.

It is only a matter of time before this potential is ceased upon. The sad thing is, it is often the outsiders who see it first and it’s the locals who look back in hindsight and say “Gee, I was going to invest out there”.

It’s time Gold Coasters look to the west of the M1. After all there is not too much to buy of value 1 block back from the beach. Think climate change and you will get the drift. But hurry, the SOLD OUT sign will be up in 2 years.
